Materials shortage and delays hit architects – but confidence remains high

According to the latest RIBA Future Trends Survey, 63 percent of firms said supply difficulties with construction products caused delays, with a quarter (25 percent) saying contractors needed to temporarily shut down their tools.

The institute’s research also found that the delays were not limited to the construction stages, with 18% of those polled saying there were breaks in the design process.

Yet the RIBA’s monthly Mindset of the Profession Barometer showed once again that all regions expected an increase in the workload over the next three months.

Optimism levels in London have now exceeded those before the pandemic of February 2020.

Adrian Malleson, Head of Economic Research and Analysis at RIBA, said: “The delays and building material shortages we are reporting are not just the result of the UK leaving the EU. Demand for materials is increasing, both in the UK and overseas, as construction activity picks up. ‘

He added: “The effects of the blockade of the Suez Canal continue to abate. The UK is experiencing labor shortages in important areas such as distribution (especially heavy truck drivers) and among merchant builders; although this is also linked to Brexit.

“Nonetheless, comments received in June continue to reflect a positive market. Many practices report an increase in demands and workloads, particularly in the private housing sector. ‘

The Construction Leadership Council (CLC) has warned that these deficits will continue well into the second half of the year with record demand for building materials and full construction pipelines leading to “unprecedented challenges,” according to the CEO of the Builders Merchants Federation , John Newcomb. and the CEO of the Construction Products Association, Peter Caplehorn.

Collected from 240 firms, RIBA data shows that architects remain the most positive about the continued growth in private housing work, with the commercial sector “showing signs of sustained recovery.”
