Habitat plans a second construction in Visalia



The Habitat local is pushing to build more affordable housing this year. After its April announcement of new home construction in Visalia, the non-profit homebuilder is already planning a second build in the city.

Local executive director Dirk Holkeboer said Habitat for Humanity had expressed “strong interest” in a property on the southeast corner of Tulare Avenue and Santa Fe Street. The half-acre plot was recently declared surplus by the City of Visalia, the first step in the process for the City to sell the property.

The property was left out by the purchase of the right of way by the city to build the now complete roundabout at the misaligned intersection where the plot served as an on-site yard to store materials and park equipment .

Sixty days after posting the property as surplus, the city may accept or reject proposals to purchase the property. If accepted, the City will enter a 90-day denial period to determine the viability of the use or sale.

“Once the property is listed as ‘surplus’, Habitat plans to officially communicate its interest in the site to the City,” said Holkeboer.

Habitat on April 20 staged a first shovel of dirt for its new home construction on the corner of NW 1st Street and Pearl Street in North Visalia. The land for the house at 320 NW 1st St. was donated by Re / Max Visalia, who is celebrating their 25th anniversary in the Tulare County real estate market. The house will be completed with the sweat of Re / Max agents on site and in agreement with the selected owner. In addition, entrepreneurs and companies in the industry will be encouraged to participate with contributions of money, materials and labor.

The need for affordable housing has not changed; if anything, it has become even more pronounced. Today, one in six families pays half or more of their income in rent or mortgage, often choosing between paying for shelter or for nutritious food, reliable transportation or health care.

Habitat homebuyers invest hundreds of hours of their own work, called “sweat equity,” in collaboration with volunteers and other Habitat owners. This helps lower the cost of construction, which in turn redeems the mortgage to make it more affordable. Habitat owners also receive financial education to help them organize and prioritize their mortgage repayment.

Before any construction can take place, Saldana said Habitat will need to hire a new construction manager. The position will oversee the Habitat home construction process, including generating timelines for each build, coordinating volunteers, sub-contractors and material deliveries, and providing basic construction safety training to volunteers. and owners. Applicants must have construction experience in the area and a contractor’s license.

This is an hourly position and can be part time or full time. Remuneration is based on qualifications and working conditions. The work schedule may vary from week to week and will frequently include Saturdays.
