City issues WaterWalk building permits in Perimeter Park | Jax Daily Record | Jacksonville Daily Record

On Jan. 31, the city issued three permits to Integrated Construction LLC to build the 126-unit WaterWalk extended-stay housing at 8833 Perimeter Park Blvd. at a cost of $11.13 million.

Integrated, of Jacksonville, will construct the four-story, 74,610-square-foot building, maintenance structure and dumpster enclosure. WaterWalk.com says the Jacksonville property will open in the summer of 2023.

The city issued a clearing permit Nov. 16 for 6.27 acres. WaterWalk announced the grand opening on December 14.

The project is located near the Perimeter Park Office Center Phase II on Southside Northwest and Butler Boulevards in Jacksonville.

WaterWalk says it’s a “flexible hospitality brand with apartment-style suites.”

The company offers length-of-stay options to accommodate business travel, including short-term projects of a few nights and longer-term moves requiring several months.

WaterWalk offers one-, two-, and three-bedroom units. Features include kitchens with full-size appliances and built-in washers and dryers.

The property also offers a 24/7 front desk, fitness center, pet walk, and outdoor grilling areas.

WaterWalk also offers unfurnished units that include utilities, TV, and Internet as part of the rent.

“Jacksonville has been identified as a prime market for a new WaterWalk property due to its many employment opportunities and variety of industry sectors,” WaterWalk CEO Mimi Oliver said in the December press release. .

WaterWalk has nine properties in Wichita and Overland Park, Kansas; Denver; two in Dallas; San Antonio; Raleigh and Charlotte, North Carolina; and Minneapolis.

Properties are under construction in Jacksonville; Phoenix; Boise, Idaho; and Tucson, Arizona. The company says it has more than 20 properties under development.

January room rates for the Charlotte WaterWalk started at $119 for stays less than seven nights. The daily rate for seven to 29 nights was $109.

For a two bedroom, the rates were $129 and $169. For a three bedroom, the rates were $219 and $249.

Charlotte WaterWalk apartment rates range from $1,400 to $1,950 per month depending on unit size, according to Apartments.com.

WaterWalk says its team has developed hotel brands such as Residence Inn, Summerfield, Candlewood and WoodSpring Suites.

WaterWalk was founded by the late Jack DeBoer, who the company says was a pioneer of the extended-stay and suite hotel concept.

DeBoer’s granddaughter, Mimi Oliver, runs the company with WaterWalk President Jim Korroch.

Korroch co-founded Candlewood Suites with DeBoer in 1995.

WaterWalk has been planned for years in Jacksonville.

WW Jacksonville Perimeter Park LLC of Wichita paid $2.9 million for a property in November 2019 at 8833 Perimeter Park Blvd.

He purchased the land from Beaver Dam Development LLC of Raleigh, North Carolina.

Intrust Bank of Wichita granted an $1.885 million mortgage to WW Jacksonville.

In November 2019, the city began reviewing building permit applications. The St. Johns River Water Management District issued a permit in August 2019 to landowner and applicant WaterWalk RE Development Services LLC of Wichita and Beaver Dam Development LLC.

Kimley-Horn and Associates Inc. was the civil engineer.

The city previously enacted Ordinance 2019-165-E for Beaver Dam Development LLC to rezone 10.67 acres of the industrial business park to the development of units slated for the WaterWalk.
